Fort Lee has begun the transition phase of turning over housing assets to its partner, East Army Properties, to be known as the Fort Lee Commonwealth Communities on Sept. 1.

Residents who live in Fort Lee Family Housing will be required to sign a lease, through which, service members will pay rent by allotment to FLCC which is the equivalence of their BAH rate at Fort Lee. By signing a lease the residents will agree to abide by a variety of rules. These rules will be similar to rules and policies in the current Resident Handbook.

Residents who currently reside in on-post housing will have the advantage of being grandfathered on some of the new policies, such as breed restrictions and pet size limits. The new Resident Responsibility Guide and Lease can be found and viewed at

Leasing privatized housing has many similarities to renting off-post housing. In both cases, military members receive BAH based on their rank. Rent is based on the senior military member’s accompanied BAH rate within the same household. Rent cannot be inflated to a higher rate than the housing allowance, therefore the junior member will retain their BAH.

Residents will see many positive improvements as a result of the transfer of operations to FLCC.

Leases are just one aspect of the transition that military members need to consider when deciding where to live. Many other issues need to be weighed, and will be discussed in subsequent articles. Leasing privatized housing includes some benefits that the member will not find in off-post housing, such as lower utility rates.

There will be a housing privatization town hall meeting which will include lease signing information for Fort Lee Family Housing residents Wednesday and Thursday, 6 - 7:30 p.m. at the Post Theatre.

Lease signing has been scheduled for following dates:

Harrison Villa, July 26: 10 a.m. and 6 p.m. at the East Community Center

Monroe Manor, July 30: 10 a.m. and 6 p.m. at the East Community Center

Jackson Circle, July 31: 10 a.m. and 6 p.m. at the East Community Center

Jefferson Terrace, Aug. 1: 10 a.m. and 6 p.m. at the East Community Center

Madison Park, Aug. 2: 10 a.m. and 6 p.m. at the East Community Center

Be sure to attend one of the Lease Signing Information Meetings at the Post Theatre which will be hosted by the Property Management team who will update and inform residents about the process, policies and procedures concerning living in privatized housing.
